I agree there are some agents who specialize in selling and some that specialize in buying, however there are just good agents period who do both well. I do agree that especially on listings the seller needs to interview more than one agent before listing their home otherwise they have nothing to compare the only agent they talked to against.

David - There definitely are agents that do both well, but some are better at one side of the deal than the other.  The mortgage industry is similar in that some LO's are better at refis and some are better at purchases, but not all can do both well.  As many got into the mortgage business during the refi boom, they did not have a need to learn the purchase business.  When refinances slowed down, they attempted to shift over to purchases without the proper training or understanding of the transaction.

Thanks for the post.....information is key and true Real Estate Professional will deliver to the Buyer and/or Seller what is necessary for a truly satisfying transaction.

And I preach as well.....NEVER think of looking at homes without being pre-qualified by a Mortgage Professional.......I never take a Client out until this is done.

Dan - I've seen way too many Realtors waste time and money on potential buyers that do not qualify to buy a home.  Getting a pre-qualification done first is now more important than ever as guidelines continue to become more strict.
